New Tax Revenue
Right now, Mendocino County is in desperate need of essential tax revenue.
We have an opportunity to help our county capture our local sales tax
dollars that we are currently losing to other counties such as Sonoma,
Humboldt and Marin.
The Mendocino Crossings project has the potential to capture essential tax revenue from the sales to our local residents who are currently spending their money in other counties. This development will also capture additional sales from southern Humboldt, northern Sonoma, and Lake Counties.
In a 2007 study by an economic consulting firm, it was concluded that in 2006 Mendocino County residents spent more than $169,400,000 in retail stores outside Mendocino County. These sales outside the County are projected to be $371,805,820 by 2026. Economists estimate that in addition to property taxes, Mendocino Crossings will bring more than $1.7 million annually in sales tax revenue to Mendocino County and another $74 million in redevelopment revenues by 2048.
These new funds will provide Mendocino County with much needed resources to improve public safety, health and human services, schools, parks and recreation, maintain our roads and so much more.
Jobs
With the poor economy and unemployment skyrocketing, Mendocino County needs
to find ways to stimulate the local economy and create jobs. Economists
estimate that Measure A will create more than 700 new jobs at various wage
levels, plus several hundred additional jobs during construction. Mendocino
Crossings will provide opportunities for local jobs for local residents.
Environment
It is also necessary to point out the benefits of having a local place to
shop, which will lessen the costs associated with gasoline and the impact
on the environment from cars traveling many miles to reach far away shopping
destinations.
Additionally, this project is planned to be the first solar-powered mixed-use development in the County. Other environmentally sensitive technologies are planned as well, such as a variety of pedestrian-oriented amenities, connections, and walks.
Impacts
and Mitigation
California State law will ensure all required environmental studies are completed
if Measure A passes. The developer will fund all Measure A mitigation
measures including traffic improvements.
Additionally, Mendocino County’s own report states that there’s plenty of water available for Mendocino Crossings.
Unique Design
Mendocino Crossings promises to retain the unique look and feel of the Ukiah
community. This development will include a variety of retail shops, residential
units, restaurants, light industrial and an array of features for public
uses.
